How the map was made

This site tells the story of the whole estate, from Oxhey Place and its farms to the estate the London County Council built from 1946, so the map carries several layers from different times. This section explains where each one comes from.

The old maps

The historic layers are Ordnance Survey maps from the National Library of Scotland. They run from the 25-inch maps revised in 1896, before the golf course, through the 1912 to 1913 and 1935 revisions and the 1948 air photo, to the maps of the 1960s once the estate was built.6,59,60,90,112,165 Each sheet was fitted to today's map by matching points that appear on both.

The 1943 boundary

The red line of the 1943 Housing Order comes from the deposited map reproduced in Poor But Proud, read from our photo of the page.21 We matched 20 features found on both that map and the 1935 Ordnance Survey, such as woods, buildings, labels and the corner where the railway meets the county boundary, and stretched the photo onto the ground with a thin-plate spline.90 The line is typically within about 30 to 40 m of where it should be. Traced to the outside of the pen line, it encloses about 970 acres, against the 921 acres of the order, which is a fair check given the thickness of the line.22

The golf course plan

No Ordnance Survey map we checked shows Oxhey's holes, so every hole-by-hole layout comes from hand-drawn plans by John Swain and Don Dunham, and this map uses Swain's plan of the 1920 course, from the board.1,14,59 Swain drew his plan of the 1920 course in 2003 after consulting golf historian Don Dunham and local historian Neil Hamilton, so it is a reconstruction, not a 1920 original.1,8

We read the plan twice, independently, from a photo of the board. We then matched 25 features found on both the plan and the surveyed OS 25-inch maps of 1912 to 1913, such as the clubhouse and the old chalk pit, and stretched the plan onto the ground with a thin-plate spline, which pulls each matched feature close to its surveyed spot.59,743 Positions are typically within 40 to 50 m, closer near the clubhouse and Big Wood. In straight lines the plotted holes total 6,203 yards against the card's 6,539.1 Some shortfall is expected, partly because the card measured along the playing line.

Buildings and farms

Estate buildings are placed from OpenStreetMap, or for lost buildings from Ordnance Survey maps of 1912 to 1913, the 1930s and the 1960s.5,59,90,165 The old farms and lodges are placed from the Ordnance Survey maps of the 1870s and 1890s and described from the 1872 sale particulars.20,58,60,295,311 Where a building has gone, its pin marks the site rather than anything standing today.

Names in the sources

Ordinary residents are not named anywhere on this site, and a memory is credited as "a resident remembers". The sources behind those memories are a different matter. Where a source is a page on a community archive such as Our Oxhey, the people who wrote it often put their own names to it, and the web address of the page can carry a name too. We have kept those links, because a source nobody can check is no source at all, and the wording here is ours rather than theirs. If you wrote one of those pages and would rather we linked to it differently, please tell us and we will change it.

Books we relied on

Poor But Proud: A History of South Oxhey, edited by David Reidy and published by the Three Rivers Museum Trust in 2012, is the starting point for anyone curious about the estate. We read much of it from our own photos and scans, including the 1866 and 1872 sale particulars, the 1943 deposited map, the story of the purchase, the chapters on the estate's early and later years, the golf course and Oxhey Place, the pages on the churches, and several appendices.7,20,21,97,100,108,119,126,137,158,176,438 The book is quoted only briefly here and paraphrased otherwise. It is out of print, and its editor asks us to say that copies may be consulted at local libraries, Hertfordshire Archives and the British Library.

H. J. Foley's Rural Rambles: The Herts Border (1889) describes walks through Oxhey Woods and past Oxhey Place and the chapel. Poor But Proud reprints extracts, and the whole book can be read free on Google Books.56,57

A Ted Ray autograph model driving iron stamped OXHEY G.C., HERTS ENG., and an enamel lapel badge of the Oxhey Artizans Golf Club. Both were bought by Mr Hamilton many years ago. He photographed them and sent the pictures on 14 October 2026, and they are published with his permission.
  402. Don Dunham, notes on Sid Baker, head greenkeeper of Oxhey Golf Club, 5 May 2004, Don Dunham Collection. Two pages of typed notes on his grandfather, sent by John Swain on 10 October 2026. The facts are used here in this site's own words. Don Dunham had intended a short biography of Ted Ray and gathered much of what is known about both men.
  403. Sid Baker's silver half-hunter pocket watch, from the Dunham family archive, Don Dunham Collection. The engraving reads PRESENTED TO S. BAKER, Runner-up in the GOLF GREENKEEPERS' ASSOCIATION TOURNAMENT AT EPSOM on August 19th 1924, by Messrs James Carter and Company, seed merchants. Photographed by Neil Dunham and published with his permission. Don Dunham's notes of 2004 call the body the National Greenkeepers' Association; the watch itself says Golf Greenkeepers' Association, and the watch is the contemporary evidence.
  404. Don Dunham, plan of Oxhey Golf Course in 1939, traced from the club brochure, with annotations by Dunham and John Swain, Dunham family archive. Sent by John Swain on 14 October 2026 from the Don Dunham collection, and published with Neil Dunham’s written permission of 15 October 2026. The annotations are by both men: Swain says the red writing is his, and he cropped further notes off the bottom edge before sending it. The green pencil beside the Oxhey Hall estate reads 1934 to 1939. Swain wrote on 16 October 2026 that the estate’s dates should be 1931 to 1939, and that the plan is useful chiefly for following the re-routing of the course from 1936.
  405. The Dunham family archive, photographed by Neil Dunham, Don Dunham Collection. Sid Baker's pocket watch, a Ted Ray autograph-model niblick stamped for Oxhey Golf Club, a greenkeeping tool stamped O.G.C., and family photographs on the course. Sent to this site by Neil Dunham, Don Dunham's son and Sid Baker's great-grandson, on 13 October 2026 with permission to use them.
  406. Photograph of Elsie Baker on the fifth green, summer 1938, Dunham family archive. Identified by John Swain as Sid Baker’s daughter Elsie, later Mrs Dunham and mother of Don Dunham, on the fifth green of the 1936 layout. Sent 14 October 2026 and published with Neil Dunham’s written permission of 15 October 2026.
  407. Advertisement for the Taylor, Vardon and Ray autograph golf clubs, Cann & Taylor, Ltd., 87 Grosvenor Avenue, East Sheen, London S.W.14. An undated press advertisement which Neil Hamilton says came from the Times of India. It is headed "J. H. Taylor, Harry Vardon, Ted Ray, Open Champion Golfers" above the words "Autograph Golf Clubs", names Cann and Taylor as the maker, and lists agents across India. The date and the paper rest on Mr Hamilton’s account. The text is read from the cutting itself. Sent 15 October 2026 and published with his permission.
  408. Mel, 'Golf Clubs and Golfers, No. II: Oxhey (Herts)', The Tatler, no. 1616, 15 June 1932, The Tatler. A full page of caricatures of the club’s members and officers, issue 1616, page 463. The artist signed himself Mel and drew a long series of golf club pages for The Tatler through the 1930s. Neil Hamilton has an original copy and sent a photograph of it on 13 October 2026. The page itself is reproduced here from a high-resolution scan supplied by Mary Evans Picture Library, who hold the Illustrated London News archive, under a licence taken out on 18 October 2026 for non-commercial use at no more than half a screen. The hi-res corrected four readings taken from the earlier photograph.
  409. Silent film of Oxhey Golf Course (1923 Pathé newsreel, Stage Golf), Our Oxhey.
  410. Tournament golf at Oxhey, September 1936, originally attributed to the London News Agency, Don Dunham Collection. Three press photographs kept by Don Dunham and sent to this site by John Swain on 7 October 2026, with his captions. He dated them 1938 but describes that as an estimate and accepts the earlier date: Oxhey staged the News of the World final stage in 1921, 1930 and 1936 only, and the 1938 final was at Walton Heath. John identifies the tall golfer second from the right in the first photograph as Alf Padgham, who won the Open in July 1936 and would therefore have been the reigning champion that September. London News Agency Photos has been gone for decades and its negatives appear to be lost; a British photograph of 1936 left copyright at the end of 1986 under the fifty-year term of the Copyright Act 1911.
  411. Bernard Darwin, notes in the Oxhey Golf Club brochure (written 1937, brochure 1939), Oxhey Golf Club. Quoted by John Swain on 19 October 2026 from his copy of the club brochure, the same document from which Don Dunham traced his plan of the course. Darwin, golf correspondent of The Times and the best known golf writer of his day, wrote the notes in 1937. The brochure itself has not been seen by this site.

  414. Oxhey Golf Club, "Notice to all Members", November 1942, Oxhey Golf Club. A typed single-sheet circular to members, signed by C. K. Cotton as Secretary. It carries three items. The staff Christmas fund, with individual donations capped at £1. The Anthony Blackwell Memorial Fund, raised under the Oxhey Civil Defence Organisation to endow a bed at Watford Peace Memorial Hospital, which describes Blackwell as "the owner and proprietor of the Oxhey Golf Club". And an English Golf Union salvage drive. From Neil Hamilton’s collection, sent on 15 October 2026 and published with his permission. Hamilton wrote on 17 October 2026 that this sheet was the only paperwork on the golf club the family it came from had kept, and that it survived precisely because nobody thought it mattered at the time.

  417. Brian Helbrough (1940–2022), reconstruction of the post-war layout at Oxhey, Personal research, reported by John Swain. Swain wrote on 27 October 2026 that when he began studying the course in 2003 he had no idea the layout had changed, and that the post-war alterations complicate it further. Very few golfers who played the municipal course in the 1940s are still living. Helbrough interviewed players at local clubs who had known it and worked out the likely post-war layout. Swain then drew a sketch map of the changes, which was published in Poor But Proud at page 70.

Two cuttings kept by John Swain and sent to this site on 7 October 2026, the dates written on them in his hand. 'Old Enough to Know Better', 19 March 1936, covers the Southern Professionals at Fulwell. 'No Ray of Sunshine', April 1936, covers the Daily Mail Golf Tournament at Bramshot. The drawings are not reproduced here: Tom Webster died in 1962, so they remain in copyright.
  424. The Scotsman, August 1920, on Japanese golfers taught by Ted Ray, The Scotsman. A cutting from Neil Hamilton's collection, sent to this site on 13 October 2026, which he dates to August 1920. It names Mr Y. Mishimi, a Japanese golfer who played at Oxhey and was one of a party of players from the Orient whom Ted Ray had under tuition. The piece also carries generalisations about Japanese players that belong to its period and are not repeated here.
  425. Neil Hamilton, correspondence with this site, October 2026, Personal correspondence. Research Officer of the Three Rivers Museum Trust, and one of the four who walked the old course on 24 March 2004. He gave permission on 13 October 2026 for the photographs he appears in.
  426. Photographs of Ted Ray's grave, Vicarage Road Cemetery, Watford, Neil Hamilton collection. Two photographs taken by Neil Hamilton on a visit some years ago and sent on 17 October 2026, published with his permission. He does not give a date for the visit, so they do not show the grave as it stands now. The inscription reads: IN LOVING MEMORY OF MY DEAR HUSBAND EDWARD RAY, TED, WHO PASSED AWAY AUG. 26. 1943, AGED 66 YEARS. AT REST. ALSO OF EDITH, WIFE OF THE ABOVE, WHO PASSED AWAY DEC. 4. 1951, AGED 80 YEARS. REUNITED.

  700. Three Rivers District Council, response to a Freedom of Information request, ref 1559-1026, 19 October 2026, Three Rivers District Council. Answering a request of 25 September 2026 about street naming and numbering. The council holds no historic numbering registers for the estate, because street naming before 1 April 1974 was Watford Rural District Council’s and that authority was abolished when Three Rivers was created. It holds no record of the original numbering of South Oxhey or of any decision to leave out 13. On the practice generally it says: "Historically the number 13 was not used in street naming and numbering, but we are unsure of when this was reintroduced." Its current policy states that "The No. 13 is no longer removed" and that numbers are not removed for religious or cultural reasons.
  701. Hertfordshire Archives and Local Studies, correspondence with this site, October 2026, Personal correspondence. Replying on 1 October 2026 to an enquiry about house-numbering records for the estate. HALS said house numbering is not an easy subject to research and that they do not usually hold series of registers of house numbering, and pointed to Watford Rural District Council files as the most promising place to look.
